Our Simple 12 Step Building Process.

  1. mcpadden-framing-1Contact Rick Gargiulo of Sterling Real Estate Group or your own real estate agent to work as your “Buyer’s Agent”. The agent will get paid by McPadden Builders and will guide you through many of the details.
  2. The real estate agent will assist you to meet with a bank and/or mortgage broker in order to get a prequalification letter in place.
  3. Visit our model home(s) to see the quality. Rick will give you all the necessary information on the site, the home models and all of the options that are available.
  4. Determine the model you would like, the lot, and any options you would like to include and present it to Rick for review.
  5. Sign contract and specifications. Contracts are given to both lawyers at this point for review.
  6. Obtain the final commitment letter from lender as we submit for the building permit.
  7. Visit our model home to make your final selections for interior and exterior.
  8. Once we have the final commitment letter from the bank as well as the building permit, construction may start.
  9. Notice will be given as construction nears one month to completion in order for lender and lawyers to be prepared for upcoming closing.
  10. Builder obtains Certificate of Occupancy from town and passes along to lawyers.
  11. Final walk through is scheduled with Real Estate Agents, Builder and Homeowners
  12. Closing takes place within 7 Business Days of Certificate of Occupancy, utilities are switched and you move in!
